vyzn and Madaster Germany partner to accelerate sustainable real estate development
The building sector consumes around half of all raw materials and is responsible for a significant portion of global CO₂ emissions. A large part of this arises not during operation, but already during the manufacture and installation of building materials – as embodied CO₂, as embodied energy, as a resource that, at the end of a building's life cycle, usually ends up as waste rather than as a valuable material.
The construction and real estate industry knows this, and concepts for resource-efficient and sustainable construction have existed for years. The real challenge in projects, however, lies in balancing sustainability, costs, energy efficiency and comfort in such a way that no conflict of objectives arises for building owners – but rather measurable added value.
vyzn and Madaster close this gap: vyzn analyzes real estate projects early and holistically – through AI-generated project variants, the platform makes risks and optimization potential transparent. Madaster complements this with sound metrics on life cycle assessment, circularity and the financial residual value of the materials. For the first time, this makes it possible to assess CO₂, costs, energy and thermal comfort together, so that the decisive course is set correctly early on.
Seamlessly integrated
The Madaster software is integrated directly into the vyzn platform. This is made possible by vyzn's Deep Model Processing (DMP), which automatically analyzes, corrects and enriches BIM/3D models with information. The data prepared in this way is transmitted to the Madaster software, evaluated there and played back in a standard-compliant manner – visible in vyzn, without a system change, without manual data preparation. The sustainability evaluations arise directly from the digital building model, can be updated immediately at every new project stage in service phases 0-4, and are thus available at any time in the decision-making process.
Concrete benefits for real estate projects
vyzn shows at a glance how a project performs in terms of costs, energy efficiency or comfort (e.g. overheating) – with Madaster now also in terms of CO₂ emissions. Project variants can be compared holistically, so that building owners, developers and planning teams can make the decisive trade-offs from the very beginning.
The life cycle assessment calculates how much CO₂ and embodied emissions are already contained in the building materials – even before the building goes into operation. Circularity assesses which components can be reused or recycled at the end of the life cycle. Buildings that are planned circularly today are not tomorrow's waste – they are a raw material store with measurable residual value.
The evaluations create early decision-making bases for the targeted optimization of real estate projects, and can also be used for:
- DGNB certification TEC 1.6 – up to 150 points (V2023.2), directly from the digital building model, without remodeling
- Building resource passport – the digital material record according to DGNB (up to 50 points), EU taxonomy and BREEAM, automatically generated
- CSRD reporting according to ESRS E5 – reliable CO₂ metrics at building and portfolio level, instead of estimated values
For portfolio holders: Madaster's material register remains usable beyond the planning process, as a structured data basis for ESG reporting, renovation planning and targeted raw material management in the portfolio.
